The Job
Darby Townhouses is a 172-home affordable community in Sharon Hill, Pennsylvania — two-story townhomes built in 1970, three and four bedrooms each, running 1,250 to 1,380 square feet. Income-restricted, project-based Section 8, and fifty-five years into its service life.
PPR is turning the homes.
What PPR Handles
Full turnarounds across all 172 townhomes:
- Kitchens
- Bathrooms
- Flooring, both levels
- Interior doors and hardware
- Paint throughout
A Townhome Is Not an Apartment
A one-bedroom apartment is one floor, one bathroom, and about five hundred square feet. A four-bedroom townhome is two floors, interior stairs, more than double the square footage, more bathrooms, more doors, more flooring, and more paint.
Same trades. Roughly two and a half times the unit.
Multiply that by 172 and the schedule stops resembling an apartment turn and starts resembling a subdivision.
Fifty-Five-Year-Old Housing Stock
These homes went up in 1970. Nothing behind the walls is new, nothing is quite standard, and no two units have aged identically.
Turning old stock to a consistent finished spec is a different exercise from turning recent construction. What you find when you open it up varies — what you hand back can't.
