The Job
NYCHA selected Dantes Partners and Kalel Companies to preserve five separate Bedford-Stuyvesant developments under the PACT program — Bedford-Stuyvesant Rehab, Stuyvesant Gardens I and II, Saratoga Village, and Ocean Hill Apartments. Together, 929 apartments housing families and seniors, all of it staying permanently affordable.
PPR renovates the apartments.
PPR's Scope
PPR renovates apartments in the buildings we're assigned:
- New flooring
- New bathrooms
- New kitchen cabinets
- LED lighting and GFCI outlets
- Paint throughout
Building envelope, boilers, elevators, ventilation, security systems, community rooms and landscaping all sit with the wider program. PPR's scope stops at the apartment door and covers everything inside it.
Program Background
One of the five developments, Stuyvesant Gardens I, was added to the National Register of Historic Places in 2025 — a listing that unlocked roughly $45 million in historic tax credit equity for the deal. That's program context, not a description of PPR's scope.
Five Developments, Five Sets of Conditions
Family buildings and senior buildings. Fifteen buildings across a neighborhood, each with its own access, its own layouts, its own residents.
The apartments still have to come out matching.
Five developments, five sets of conditions. One finished standard inside the apartments.
Planned Improvements
Conceptual renderings from the development program — not PPR's in-unit scope.
