The Job

PACT Renaissance Collaborative covered 1,718 apartments across 41 buildings in Upper Manhattan. Under PACT, the units stay in NYCHA ownership and stay permanently affordable; residents keep paying thirty percent of income toward rent.

PPR was brought in by the GC to renovate apartments in the buildings assigned to us — including 99 Fort Washington Avenue — with residents living in place throughout.

PPR's Scope

Complete interior renovations, apartment by apartment:

  • New kitchens — cabinetry, appliances, counters
  • Rehabilitated bathrooms
  • New flooring
  • New interior doors
  • Paint throughout

Façades, roofs, elevators, HVAC and building systems were other trades' scope across the wider program. PPR's line ran through the apartment doors.

Renovating an Apartment Somebody Lives In

Every apartment PPR touched here was occupied. That changes the work: each turn is scheduled around a household that has nowhere else to be, the unit has to be livable again at the end of the day, and the finish has to match the one in the apartment down the hall.

Not fast. On time.

Those are different claims, and only one of them is worth anything to somebody handing you their building.
